Brandon Ward provided a report regarding a demolition to a garage space on a listed non-designated property. It is undetermined if the structure is a part of the original construction.

Ms. Addy noted that the building may have won a national design award. This is unconfirmed.

Mr. Phelan and the Committee discussed the stylistic and structural elements of the proposed architecture. It was confirmed that the bulk of the house would remain if the garage is demolished. It was also stated that the owners wish to add a functional garage space in its place and to retain the heritage appeal of the existing structure. The stucco would be applied to foam, not brick. The windows at the top of the building would become incorporated into the new addition, but would be covered. All the windows would be replaced, as they are currently single-paned. Ms. Addy suggested installing one-over-one double hung windows.

  • Recommendation: 2022-013

That the Committee has no objection to the demolition of the garage at 243 Broadway and would be available to work with the owner and Phelan Design to keep the style in favour of heritage.
